Also what you say is you need a "Roof"...well what about spawning it Outside...there is no ceiling.

Whenever you get it to spawn, use a duplicator, I haven't tested it fully to see if it ALWAYS works, though. Seems like it might.

Nope, it won't save it after quitting the game. I know this probably seems like something I should've learned my first week with GMOD, but I know I'm not the only one who's had it for years and STILL has yet to mess with every one of the tools it has.
