Settings have random effect on performance. Sometimes better, sometimes worse.

There is something funky going on with the settings in Rust.
I was playing this morning at 80fps on max settings, and now the same settings give me 18.
If I mess with the sliders a whole bunch sometimes it will correct itself, other times it wont.
Occasionally PVT will boost my framerate from about 15 to 60, but other times it will do absolutely nothing.
It's all totally inconsistent. There seems to be some sort of bug, something conflicting internally, that just makes framerate totally random.
There is NO individual setting that I can reliably alter to fix the issue.
For example, I found that this morning, if I put Terrain Quality down to 0 it fixed my frame-rate from being 15, tp being about 80. But I also found that when I whacked it back up to 100, my frame-rate was still fixed.
Sometimes, if I just restart the game and use the same settings, it'll all work fine... other times... 7fps. Sometimes it's switching on and then off again PVT, or AF, or just jiggling all the sliders maniacally works.
Task Manager says CPU is barely being utilized, and RAM is at about 50%.
Same issue here bro, I used to have a solid 50+ fps before patch and now it's all over the place, goes from 10 to 90 and it doesn't seem to be tied to any specific events. I even get huge freezes sometimes where nothing is moving on screen for 5-10 seconds.
I'm on pretty outdated hardware though and I suspect it's a memory issue at this point... My task manager sits at 90% memory used so I'm pretty sure Rust is swapping and causing this.
I'm heading out to the computer store tonight to get some more ram and other parts to upgrade my rig a bit, it's been long overdue (gtx570, old i5 w/ 8 gb ram)
