Garrys mod addons problem (Source games)

Hey,

For some reason I can't add certain games as addons in Gmod even though I have the games installed in my steam library.
The games are displayed in the gmod addons section as maps with a red circle on it. (see screenshot below)
I've tried annything from verifying integrity to reinstalling the games.

Does annyone know how to fix this?

Edit: I also runned the games offcourse prior to trying to mount them in Garrys mod.

Some extra information:
- OS: Windows 7;
- I did not have this problem with previous versions;

Right click the games that can't mount, go into properties, and in that menu, go into the Beta's tab and opt in to Steam Pipe.
