You don't remove the props.... You fix the leak. Compile it then go to tools > Load Point File, and follow the red line on the map. It will point out the leak.

Did you do the box around your map?
fist thing i did (also the thing with the make func_brush with name 'structure_seal' also tried it with normal brushes)
See if your friends have the problem when you give them the .bsp.

Delete the box surrounding you map at the moment. Open one of the example maps that were included in the SDK (like example_map_1.vmf, found in your Steam path here "...\alien swarm\sdk_content\mapsrc\ExampleAddon\maps\tutorial"). Copy the seal box from that map into yours and make sure to resize the edges to completely surround all of your geometry and entities. Resize the box using the vertex edit mode, don't actually scale it. Try recompling your map.
If it still leaks, try turning on Expert compile mode in Hammer. You can see notes on that here:

fist of all ive already been there,ive also tried you suggestion, but still same problem
Might sound annoying and tedious depending where you are but, start over?
just rebuild the seal so it's on grid. also make sure its the right type of brush and has the right name.
