I am a long time mapper and I have experienced this problem a few times before and I solved it somehow, but right now I am creating a theatre map for Garry's Mod using some Half-Life 2 props within my map. Of course it is the generic Traincarseat prop and my props were Dynamic and then I tried Static and still the problem persists within the map and it is really annoying the fuck out of me.

When the lights are ON in the Theatre the map looks fine. A tad dark, but none the less fine. But when I flick the lights off or flick the light_spots/ spot_lights on then the map gets fucked. This problem not only exists with the train car seats but some other props as well.
Can anyone help me with this? Or at least know a way to solve it? This blowssss lol.
Place env_cubemap entities in your theater, then use the buildcubemaps command in your console.
See if that works.
I've had exactly the same problem, and turned them into prop_dynamics, but some chairs still did it. (I had the same chairs as you.) Couldn't fix the problem.
