I can't find any thread on this problem so if you know of one, link me!
I want to sell my items for real money. I know paypal works pretty well.
-Do I need a premier account or a personal account to sell stuff?
-I live in the US and I plan on people gifting me the money, what if they are out of country?
-Any hidden fees I should know about?
-Any tips or tricks for a paypal tf2 selling newbie?
-Is it really that easy? - Someone sends you the money, it appears instantly in your account, you trade them the items, happy ending?

I'd start out with finding a buyer.

You should get a middleman to transfer the item(s) between you and your buyer, beware of fake middlemen.
SteamRep [url]http://steamrep.com/[/url] is important, you can use it to find out who's a scammer and who's not and finding middlemen also.
Make sure that their paypal transaction is for a NON REFUNDABLE GIFT or else they can possibly take their money back. Also you can check out the items for money/games thread and the unusual trading and discussion thread in this subforum for some more info too.

There are a lot of complications in trading though, some people will impersonate others and some people want to scam all they can, it's horrible business.
One last thing: If you get scammed you're not getting anything back. Steam support will not restore items or money you lose.

Why do I need a middleman if I am selling?
Could I maybe limit 2 keys per person?
Any hidden fees?
Paypal premium has some fees, does the buyer pay them? If they do, how?

Earlier I got an offer of $280 for my unusual, they linked me to a rep-site where people were saying positive things about them but I used steamrep anyway and it turned out he was a serial scammer.

You can expect people to put up at least 1.5x of an unusual's actual value if they're going to scam you.
