What I already have:

If I forgot anything, feel free to point it out.
I have the case, power supply, optical drive, and a PCIe 1X card that also needs to fit on the mobo.
I want to use this for some medium gaming, and heavier video editing/photoshop kind of stuff.
I don't care about maxing out everything. As long as I can just turn the setings down and get ~60 fps on more recent games I'm good.

You could probably go with a motherboard with an older chipset and get a better price on it. That would allow you to allocate some extra cash to the GPU.

Same shit, different heat spreader.
swap the WD with a Samsung Sinpoint F3, it will save you 30 extra bucks to spend on other parts without losing any quality
How much lower should I go with the mobo?

Well this is still on the newer chipsets, but it's $20 less and you'll still be able to upgrade to one of the newer FX CPUs when you want to.

Not to clutter this up, but the ram is a daily thing and I need to order the whole thing at once.
Looks fine. I doubt you need the fan controller though, there are 3 fan connectors on the motherboard + the CPU fan connector.
