Cheap build for source games on high, no specific budget.

I want to get my girlfriend a computer so she can at least max out source games but I need it as cheap as possible. She'll most likely never play BF3/4 or anything intensive at all. I just need the case, cpu, mobo, hdd, psu, ram and gpu.
I'm not looking to spend more than around $400 but I can splurge if necessary.

For $400, you're not going to be getting anything with a dedicated GPU. You'll probably want to look into AMD APUs. Something like this might be the best you can get: [url]http://pcpartpicker.com/p/1WFl5[/url] (throw in a hyper 212 evo if you want to overclock it).

P.S I didn't notice that case doesn't have onboard usb 3, so if you want that just get one that does I just went pretty cheap on the case to stay close to budget.
But I threw on a 7770 enjoy.;)

That seems like a better plan since she also plays minecraft and it's a real memory hog.
