With pay growth and employment slowly ticking up (more people are looking for jobs now too), the US economy is probably in a stronger position in 2017 than at any other point in the past 8 year.
I honestly would've been up for a third term of Obama. I know a lot of people don't like him, but I've personally felt nothing but positive effects from his presidency.

I wonder how an election would have gone if term limits weren't in place for the presidency. I guess they would still have elections for Congress. Obama would be facing a House and Senate stacked against him. I don't believe much would get done if he stayed.

Our real estate market also had one of the strongest years in US history, well exceeding our previous peak figures in 2006, pre-crisis. Our momentum has us entering 2017 on very good terms too, with one of the busiest Decembers we've seen in ages, though that somewhat uncharacteristic end-of-year surge in action is very likely the result of concerned buyers trying to head off inflating mortgage interest rates before they climb farther.
However, there are some solid reasons to believe that 2017 will also be the year of a major market real estate market shift. Property value appreciation has well outpaced income growth, interest rates are on the rise (we have already seen a .7% increase since they started climbing, which translates into an approximate decrease in buying power of about 7%), the rates of new homeowners entering the market from younger generations has been steadily declining since 2008, etc, etc.
Our market's sheer momentum may carry us through for a while yet, but it's difficult to say exactly how far we'll go. We could see our usual seasonal decline in winter trigger the grander transition, or we may carry through for another six months. Hell, we [I]might[/I] even make it to the end of the year, though that seems a little over optimistic in my opinion. The only thing that we really can be sure of is that our market is approaching a point, if it hasn't already exceeded that point, in which our continued property inflation becomes unsustainable, triggering a necessary transition into a declining market lasting for at least a few years.
Once the real estate market changes, it won't be a fully isolated event. Real estate is considered to be the average person's biggest "investment," and when people become uncertain about the stability or health of their real estate market, they get pretty cautious in general. Once that inevitable decline manifests, I should imagine that we'll see some fairly obvious impacts on the economic health of the country in general. It shouldn't be anything too catastrophic, on its own, but it will certainly be noteworthy.
The good news is that it's going to be a pretty fucking great time for real estate investors, so if it's something you've given any thought to at all: now's the time to start preparing. Otherwise, if any of your friends or family were thinking of selling their home: [I]now[/I] would be the best time to do it. If they wait much longer, they risk failing to close before the shift and being forced to play catch-up to a quickly sinking market.

Speaking from personal experience, they'll probably say absolutely nothing. The realization has already set in for some people I know that Trump was a massive fraud, but they dodge any and all responsibility for electing him. Their rationale typically breaks down to:
* "Hillary would have been worse (no matter how bad it gets),"
* "I ~suffered~ through 8 years of Obama, so now it's your turn (ignoring that now, everyone is suffering),"
* OR the most common and blatantly horrible retroactive ass-covering of all, "I never really cared all that much about politics (so I don't want to talk about it.)"
"Suffered" my ass. Obama's presidency probably improved their wretched little lives in ways they don't even realize. Their pride just couldn't handle losing to a "filthy negro" twice in a row.

Sadly conservatives will attribute it to Trump. A lot people choose to ignore the fact that the economic impact of policies sometimes takes enough time to manifest that it may not actually be seen during their term. People will praise Trump for it purely because it's happening while he's in office.
