As thick smoke fumed up the stairs terrified residents considered jumping out of their windows, unable to see their owns hands for the fog.
An upstairs neighbour, Ricci Foreman, kicked down Blackburn's door and found Jessica "covered in flames" with her face "melting".
He recalled Blackburn fleeing from the scene shouting "Jessica's dead".
Jessica's parents were woken by Blackburn himself banging at their door and immediately rushed to their daughter's side.
Her last words to her father, he tearfully recalled in court, were: "I don't want to die, Dad - I love you."
Jessica died later that day at Ninewells Hospital in Dundee.
A jury took less than two hours to find Blackburn guilty of murder after a 10-day trial at the High Court in Livingston.
Judge Lord Bracadale said Jessica suffered a "terrible death" at her boyfriend's hands.
"These acts demonstrate a degree of wickedness on your part which will leave all right-thinking people deeply disturbed," he said.
Solicitor-General Frank Mulholland QC, prosecuting, earlier told jurors: "It is difficult to envisage more cruel or sadistic treatment of another human being."
He said Blackburn had committed "a barbaric and evil act against a defenceless young woman".
When the unanimous verdict was reached, cries of "Yes!" came from the public gallery.
The victims' friends and families linked arms, while her parents Garry and Marion shed tears.
Blackburn showed little emotion, dropping his head when the verdict was read out.
