Hi guys
So the floors of my bedroom are painted wood, and when I moved in and put my computer chair on the wood, I hadn't realised (until it was too late) that the rolling of my chair over the paint would cause it to crack and flake off. We're now moving out at the end of Feb and I need to repaint my floor, save getting charged a stupid amount for "damages".

So my question is simply, do I need to sand before I paint, and if so, how much do I need to sand?
Looking at the state of the boards, how thick's the paint? looks like its been painted over a couple times already by the way it's chipped
If that's the case less work needed -sanding a big area and doing it again would look too neat
I'm not quite sure how I can measure the thickness of the paint, but I shall take a couple of photos! Bear with me...

Okay so it turns out that where it's flaking off there's a layer of something between the wood and the paint...
I picked up a flake... and there's a printed word on the back. So I'd assume it's newspaper? But that seems quite a weird thing to do. The paint itself is on pretty thin, it's the other stuff underneath that makes it about 1mm thick.

use a heat blower and a putty knife?
to what, get rid of the brown stuff underneath?
make the paint soft and remove it using the putty knife?

the "paper" layer will come off easily too
but I don't have time to get rid of the paint on the entire floor...

or do you mean just get rid of the paper and paint where it's damaged, then repaint over that bit?
AS a tenant you are not responsible for normal wear and tear, especially that caused by poor materials used by the landlord. They know they did a crappy job. Just leave it. It's not your problem and they aren't allowed to charge you damages for shady work. I've dealt with it in the past and never been charged, always got my whole deposit back.
But... what if they do charge me? :(

I think they would try and argue that I should have provided 'adequate floor protection' before putting my chair on it

The newspaper seems to suggest they wanted to protect the wood floor -not worth messing with, too much hassle. If you know the landlord then contact them, if it's through an estate agent and/or they didn't know you had a desk there just leave it.
They won't charge you because it'd be enough of a major ballache to re-do the paint that they won't bother -the rest of the paint is starting to wear anyway, any fix job you do would stick out more than the chip
Landlady is Australian and the estate agents have gone bust, hah.

yea if its out in the open of the floor its a waste of time sanding the area as the rest of the flooring will look shite.
The amount of area affected is little to none so I wouldnt worry about it. If anything phone her and say the place could do with some work put into it.

They won't charge you. The rest of the floor looks like it was painted like ass, and if your chari was on it, and it was painted nicely, it wouldn't have done anything. They probably just white wash it every time someone is about to move in. It's their problem and fault, not yours. There should also be a claus in the contract that states you are not responsible for "normal wear and tear". I.e. if the wall paint is fading its not your job to repaint it right? Same with floors, (which shouldn't be painted anyway)
I wouldn't be surprised if that floor was dry-rotted to hell and they just paint over it constantly.
I don't know why anyone would paint hardwood floors and I doubt they'll charge you damage fees for cracking the paint. It's paint and it's going to flake off regardless. If they do try and charge you then tell them to go pound salt. It's not your problem, it was just a really dumb idea on their end. The best thing to do would be to talk to the owners before you do anything because if you start doing stuff to the house and they find out and don't like it then you could have a problem.
That floor looks like repairing that would be more work than repainting the whole thing.
Tell your landlord that.
Just buy a carpet and put it over it.

yeah 'cause that's definitely the quickest, easiest option that doesn't change the look of the room...
do what you want, but I guarantee leaving it alone and not even mentioning it is just fine. I've rented enough places to know from experience taht landlords know when they foul up.
