Running out of memory perhaps?
What does that mean?
It means you're running out of memory. Check your task manager to see if you're using 100% of your RAM when it happens.
Doesn't make any sense, I've run maps 20x bigger than this? This is just a few block buildings?

Since it's VRAD that's crashing, try to reduce the lightmaps. The shadows those buildings wouldn't be so sharp in reality anyway, so it's a win for everybody.
