• In-game hammer editor.

you open up garrysmod. load any map. then, you open a tool called hammer. it has 4 2d grids like the hammer editor. now you can edit a map in real time. would be awsome., but its extreemly hard to do. would not be impossible though, it would require simulated walls.
As cool as it'd be, I'd think it'd be incredibly complex and buggy. Remember that you have to compile a map before making it able to run with all the features, lighting, and such. So every time you make a modification, you would you have to recompile... but you'd have to need to be running a compiled map in order to work, but to modify stuff you'd have to have a decompile.... Argh, paradox! (But then again, that's just my understanding of things). As much as that would increase map-making, hammer already has a 3-D preview that is pretty handy. If you want to modify a map in Gmod realtime at the moment, you'd have to use props, I guess.
I lol'd very hard. Do you even know when source was made?
2004, And changed drastically since. This would be possible if you used props for walls with different skins as textures, then lighting as dynamic lighting.
This would be pretty amazing but source has it's limits, but Karmah made a good point that you should be able to do it prop based.
unreal tournament had a mod like this, except it was destructible environment, but doing the same thing, changing the map in real time
Eh, wasn't there a mod like this for Portal, I remember seeing a video with it.

You might get ehhh... 0.1 Frames per hour because every single frame would have to render, it would be as efficient as using the Render Window rather than the Viewfinder in WYSIWYG, just use the Cordon tool, you should like that.

If you want a jump-in-jump-out editor use CryEngine.
