Map needs:
Only HL2, EP 1&2 and CSS textures
30+ Enterable houses with working doors
high map height for flying with helicopters & planes
Roads for cars
Working train
Forests
Some hidden rooms & secrets
Water for fishing ( Maybe a lake or something )
Mountains
Grass for farming ( Needs [url]http://wiki.garrysmod.com/page/Enums/MAT[/url] )
Sewers & underground
Not all of them are needed. But the more the merrier.
I also hope that I posted this on the right place, otherways please tell me where to post it instead of removing it instantly.

This type of request has been seen time and time again, and none come to fruition. Why? Unrealistic goals, timeframes, one set image for someone else to envision just to be told its all wrong. And if there is money on the table, how much money? Do you really trust someone to make you a map, especially with these same stupid requirements.
First, lets go over how this map will fail just at the get-go:
1) Source does NOT like huge.
2) Source does not large planes, with massive skyboxes filled with 30+ homes and other structures.
3) Come on, airplanes? Source has poor handling on vehicles... but aircraft? Oh come on man.
4) No one is either to come through on all of this. Your demands/goals are absolutely rediculous and push sources pretty small limits beyond the start.

Wow, I said that all of them are not needed... lol chill m8. And I mean, I could pay over time, so like in 1 hrs worktime I pay some amount of money and go on like that.
Even if you wanted only about 4 of those points to be implemented, a lot of them would be ruled out. 30 houses is silly unless you want them to be simple boxes.
I dont think the payment bit is going to entire the veteran mappers. You'll probably get someone of the same skill level if you where to learn some tutorials and start doing this yourself within 5 days.
Well, you CAN have 30 houses, if we are talking about apartments. But op does not seem to be looking for a city map.
I'd recommend you buy Arma 3 .

Does Half-Life 2 let you explore all of City 17? No, you voyage the city in a linear path. Does Portal let you explore the infinitely huge areas behind the scenes of the test chambers? Only in tight corridors, small rooms and areas giving the illusion of bigger space with an non-playable 3D skybox. Even arena-styled multiplayer games like Half-Life 2: Deathmatch take place in a small area.
The point is, is that Source is designed for small open areas, corridors and closed off rooms which give the impression of an open world, not actually being one. And even if you did do this in Source, you would have an buggy, laggy, un-optimized bastard of map which no-one would want to use.

You know, this is the largest problem with the "hiring mapper" schemes.
People aren't adjusted to this engine. They played on it many times before but they still all think, oh these mappers are just lazy we can make bigger maps I saw it in X game". X is a wildcard if no one caught that.
BSP only works well in SMALL maps. No your fucking airport map WONT work very well. You fuck with vis, and vis will wreck your shit.
I already told him, hes best to find a different engine. Source hates being pushed around. And I hate tweaking it. I even asked sgt and he stabbed me, TWICE.
