Here's my first progress-report on my currently 20% finished map "gm_WaveCity" (working title- other suggestions are appreciated).
The map features a very clean urban setting featuring mainly highrise- and officebuildings,
as well as a varied system of drive- and walkways.
So far it contains some buildings, a canal, roads, bridges, underpasses and some decoration.
I'm working on a big bridge, docks, more dense areas of the city, another canal and some more spectacular buildings.
Also, I'm working on a lot of custom content like roads, buildings, billboards and signs to make the city authentic and versatile.

What you see on the screenhots so far is, considering the engine-limits, about 20% of the final brushwork. For further detailing and to actually fill the so far very empty city, I'll stick to models.

Seems pretty awesome. Can I suggest doing something like in bigcity where if u hit e on a door it teleports you to the top? makes a really good sniping map. I like it so far though

Those buildings look sweet. Are you using anything as a reference?
At some point in the map's development, you should add more stuff to the sidewalks (benches, drains, bus stops, flowerbeds, etc.).

Trees and park-like areas are planned. I'm making them from scratch though, so I have to get into 3ds Max first^^

That's a feature i really liked about Bigcity too. I'll probably do something like that.

I'm not using a particular reference. I've been to Frankfurt to collect some impressions, but I'm pretty much making all buildings from scratch.
Also, I'll create a lot of assets to make the city look less empty. I'm thinking of busstops, benches, kiosks and some nature stuff. I'm currently learning 3ds Max, but it may still take some time until I can produce good enough assets...
Here's a suggestion: if you're doing this like Bigcity, you might want to make some of the areas closer to the edges of the map look more dense in terms of buildings to make the map borders look less obvious. You might also want to add a coastline and a couple piers to one side to free up usage of brushes and still make it look good.

Will their be any interior areas at all? I liked the small sewer rooms in Bigcity.
I like the clean-ness of it, keep it up :)
Reminds me of Dubai, you could make it a desert city or something like that.

The city will have at least 2 coast-sides, maybe more

I'm currently adding service-areas to the map, so it will have some underground hiding-spots and hidden passages
Finally figured out why it looks familiar — those buildings remind me quite a bit of Los Santos for some reason.

Very nice. Will you have piers or something, so boats can dock? That'd be sweet. There'd finally be a good spot for that Tomb Raider Yacht that someone ported and made drivable.
Yes. The map will have a small harbor with some cranes and containers and maybe a ship. There will also be space for selfbuilt boats...
(I hope I don't run out of geometry oo' )
Any nodes? That's my favourite part about certain maps...Otherwise good luck with completion!
I'll include extensive ground-noding à la Floatingworlds_3, including jump- and tactical nodes (I'll see if I can get the NPC's to enter roofs).
I also want to include airnoding, but since gmod 13 I can't get it to work somehow. I'll do my best however...

But do you think it's possible for any rail-related services to be implemented? Even if not intended for building on (but on a sandbox map, this either makes no sense, is a penis move, or is a skybox thing, or because there's no room ;o).
If you need a suggestion for what you could possible even add to it, trams. Streetcars as they're usually called, no? You could have them going down the major roads. I mean for the rails. If you want to actually go to the extra effort to add an AI streetcar (which, if you do it like gm_mobenix_v3, then you actually have just won a lot of players' hearts, because a lot of people actually like that train)
I a streetcar doesn't really fit the setting, but I guess a tram (partly over- and underground) would be possible. I'd like to implement the feature but I'll keep it on lower priority, since it'll take a lot of geometry.
I'll finish the main parts of the map, then propper the hell out of it and see what potential I have left then ;)
Have a look at some propper'd tracks, or have a go at making some. If you do go for them, my advise is that if you are using them for an overground/underground tram system, don't make the track turns too tight [b]but[/b] do not make them too wide :)
Would love to see this made into a rp map afterwards
