I just went through a replay of HL2 and the episodes. They are still fantastic, this many years later. Source has aged well, that is for sure. However, it is in desperate need of upgrades.
I really hope that the reason Episode 3 is taking so long is because they are refining the Source engine. Such a refinement would make the wait perfectly acceptable.
The cliffhanger at the end of Episode 2 is what makes such a long delay so frustrating.

Well, didn't they say at one point they're working on something that'll make all current games look like shit? Though, they said that'd be ready in about 5 years or something like that.

Reach is coded on hardware level, which means they can say "load this while X happens" so you really don't notice it, because its done so fast and with so much trickery, but on PC you have to use DirectX or windows to ask for a file, which can increase stutter and lag.
Its the reason that ALL sounds in Source are 3 second cached then loaded when needed, because its the only efficient way to load them, unfortunately geometry and textures can't be done that way, unless you mipmap level loaded textures, which is actually a thought...
Play GTAIV and drive a bit, you will get annoying loading lag because its asking windows for the files, on Xbox/PS3 there is a lot less lag because it can do a lot more trickery and load the files strait from the storage device without "asking" an OS.
In Mirror's Edge there is content streaming, but its done when you are in an elevator, or cut-scene or anything like that, which is why its not as noticeable in Mirror's Edge.
Also, Reach has low textures, it just uses a $detail system like VALVe used to (Lazy VALVe).

I would imagine we'd be seeing the best the source engine has got to offer, hopefully more like in Portal 2 where it looked like the source engine was still going gold.

Well, I guess if everyone can have kids now it's a possibility but it'd make the resistance look like dicks when they're meant to be the good guys.

They've been suspiciously quiet about anything related to Episode 3, and I'm starting to lose hope.

Nah, not only does it take 9 months before you even get a baby, I doubt any / much time will have (canonically) passed between the 2 games, not to mention it gets real hard to market a game / get decent ratings when kids are in games with this genre.
Cool idea for future VALVe games though.
And yeah, Original Half Life 2 had children; which perfectly darkened the story-line.

It is a very old version of Source, if you play the leaked beta you'll notice it is if Goldsrc had a huge graphical overhaul but was still missing some key things

Ohh, mind PMing me how to fix it, for my build it seems to be my DX version, if I played it on my old DX9 machine it looked alot better, but on my DX11 PC it craps out.

There are probably very few people on Facepunch who haven't completed Episode 2 and it would be pretty silly of them to go into the thread about the unreleased sequel and not expect spoilers.
It wouldn't surprise me if Valve reveals nothing at E3 this year, or at least nothing related to Episode 3.
