It's just a house upgrade like all the other house levels. Everything transfers over. It's the same 4x4 size, you can just change the flooring and walls.

Using the play coins as an encouragement to do more exercise seems a bit silly to me, seeing as you can get them so easily. If I take my DS with me when I walk my dog I can get 10 each day, which is a little daft. I suppose it's aimed more at little kids or Japanese people in their huge cities who won't walk as far as I do, but still.
