The only house upgrade necessary for any shops or public works is upgrading from a tent to an actual house.
After that, you can keep it as small as you want.

You need to pay off your loan after you get your initial 4x4 house (it's like the 19k one) to unlock club lol to get emotes and KK Slider and the island, but other than that nothing I don't think.

You get some exclusive items that you can get from other people, like red rope barriers and display peice items for your house, and you can get 8x8 rooms for 10k to do whatever the hell you want with. You also need it to get the silver shovel and net. I don't know about the patterns bit.
You also need it to get the brewster cafe.

The only thing that [I]won't[/I] change when you swap out its pattern is your flag. That's it.
