My family have been landlords for as long as I can remember and what you have here is over priced "simple" stuff. Usually, from the landlords perspective, the renter is a complete asshole that doesn't take care of anything and as such when a good renter comes along they are usually treated as the scum of the earth like the other normal renters. The whole "simple" pricing usually comes not from the stuff listed but from other things that need fixing/cleaning. Most renters don't understand when presented with a huge long bill of what things cost to fix/clean and try to talk their way out of as much of it as they can. Thus came about the "simple" list for renters, few things for them to complain about, more likely to get money out of them. The best way to lower the bill would be to: Clean a little and give the landlord a complete walk through of the house. Do not clean everything to a perfect shine, that alone will set off alarms that something somewhere must be wrong. (This works best if you've given short walk throughs over time, to show that the house was well taken care of over time and not just the last week.) When negotiating for a lower price the best and I mean absolute best way to lower the bill is to offer to clean the house when you leave. I do not mean just a little wipe off the counters and vacuum the floor, I mean full professional steam clean the floors, wash the walls with rag, soap and water, clean the ceiling and make sure their are no spiderwebs anywhere, bath rooms, garage, ect.. Special mention must go to the stove and bathroom. Some of the stoves I've seen you would not believe with half inch baked on sludge that laughed at auto-clean and nothing but razer blades could even scratch, clean it until you can see your reflection's reflection on it. In the bathroom make sure to really clean the tub/sink/toilet and if there is any kind of staining on the toilet seat/cover you should replace it. After everything's clean let the landlord walk through to see if it is actually clean. All of this has to be done after all your stuffs out (so you don't miss cleaning anything) and only works if the landlord trusts you not to skip town (if they don't you could try giving the cash to a third party to be given to her on case of you skipping town). Fix anything that is broken/looks bad. You could also try doing a walk through of the apartment with the mindset of a new renter and check that everything is good. Try asking questions like, Is the carpet worn out?, Are the walls pealing? Does the linoleum bubble?, ect.. You should compare everything to when you moved in. If none of this works then your land lord is just a bitch and you should get a lawyer. Also the cleaning part also pertains to any houses you may sell in the future. Just as a fun example of "normal" renters, the last renter that moved out(evicted) just up and left everything they owned except their only working car(1 of 4). They killed the lawn, didn't want to pay for trash service apparently and filled the entire basement with trash (and not just the dry junk kind, more like strait from the kitchen rot-able stuff). They had a dog(against the rules for this very reason) that they never let out and locked in the basement to crap and piss over the junk already down their. In the several years they lived their they never cleaned anything and even the door knobs felt like they would sort of squish when grabbed. It took two semi truck dumpsters(like a semi truck trailer that's been reinforced with no ceiling) to haul off all the junk. Luckily I found good family of renters that were strapped for cash that cleaned the apartment out for the first two months of rent with gas masks, new carpet, ect. being paid for by me. Never found the old renters, they vanished so well I couldn't even sue them for damages. tltr; Clean like you've never cleaned before and rate me informative.

Countertop you might owe if there are permanent stains or if its broken, both of which i doubt. Oven and microwave you do owe if you used them to the point that they are in bad condition, but only under a signed agreement. Actually you don't owe her anything unless it was under a signed agreement.
