The human creature that is shown in the video, is a man. He might look like a woman. He might act like a woman. He might think like a woman. He is still biologically a man, no matter the looks/smells (pheromones)/ et cetera. He has a body with testicles (working or otherwise). If he is to have surgery changing that, well... I'll have a hard time deciding their gender, because they then would lack the ability to reproduce (which is biologically (not individually) our existential goal).
Until science produces a way to change the individual's gender, completely, I would have to comply with those basic facts, not because I am homophobic or anything. But simply because it is a logical idea backed up by facts and definitions.

First of all there is this little thing called "gender identity". You identify yourself as a woman or a man. It doesn't depend on how you are raised, how people treat you or which genitals you have. And if these people would go through operations to make their bodies match with what they identify themselves as, would you go "what's the point if they can't have babies anymore" or "I don't see a point of that" or even "why do people do this to themselves"? I doubt that.
tl;dr Gender identity and gender in general doesn't depend on what you have in your pants. Treat the "guy" from OP as a woman, born in wrong body. It's socially accepted for people who lost their genitals in an accident to have an operation to reconstruct them. Why can't people like these? From their point of view it's the same.

I think it's more unfair for her than for potential boyfriends. You do have a point, but there are many things that people can hide. STDs, being married, having 5 kids, etc. This one is the most humiliating (mentally) for the boyfriend but compared to others it's revealed pretty fast. And besides, I doubt she would let a guy fell for her without knowing he'd be ok with it.
