The 3820K is actually a cheaper CPU, the motherboards are simply more expensive. Out of the box at least, the 4770K provides largely better performance in games, and you might get a motherboard better-suited for gaming, if you choose the 4770K. If you're getting this from a pre-built site, though, I guess it won't make a big difference whether you get one or another. Still, I believe a 4670K would be well-suited for your needs (most applications don't take advantage of Hyper-Threading, and the 4670K is pretty good (actually a bit better than the 4820K, to my knowledge), and that's a $100 difference.
And something to know - the 4820K is actually an Ivy Bridge-E processor, not a Haswell one. That means that the 4770K is based on a newer, more efficient architecture with a higher IPC (instruction per clock). This means that the 4820K needs to run at a higher frequency (3.7GHz compared to 3.4GHz) to get the same performance. This speed difference is especially pronounced in less-threaded applications, which most that you're gonna run, are. There's some advantages with IB-E, though, I think the memory performance is quite a bit higher.
I've been looking around more carefully and I decided to go with the i7 4770k since it's Haswell.
What is the Cache used for ? the i7 4820k has 10Mb and i7 4770k has 8Mb.
Also if you can could you recommend me a good motherboard for the i7 4770k.

What part of CPU isn't the hardware that affects your gaming performance the most do you not understand? You will see virtually NO NOTICEABLE PERFORMANCE GAIN in reality between a 4770K and a 4930K when it comes to gaming. You want faster FPS? Get a better GPU.
Well in my last post I said that I read on multiple website and I decided that i7 4770k it would be better.

Rendering? Well I sometimes have to render some clips and my i5 3670k is completely enough. So enough that I am getting bottlenecked by my HDD, not CPU currently.
