look at some DX11 games. the 470 does a bit better than even the 5870 in some cases.

The 470 is a monster. People might complain that it runs hot but in reality if it does it might only be a few degrees. The card runs just fine and it all really depends on how well ventilated your case is. Remember that GPU peak temperatures can be much higher than other components in the computer.
I'd go for the 470, even though the 5870 is pretty similarly priced (depends on where and when you buy it) the card has a few bonuses.

The 470 and 480 are good chips, however they are suffering from the same new tech problems that the 8800 had on it's original release.
That card also ran incredibly hot, and drew more power than anything else out by a very large amount, if people remember.
The reason people are devaluing the Fermi chip due to the same heat/power problems is less the problems themselves, but rather the fact ATI have done it better for a good year now.
Personally I would get the 5850/5870 if you must buy now - here in the UK I can get a 5870 for cheaper than a 470 and its faster in most benchmarks.
If you were buying after the Fermi chips get a revision in about a year then it'd be a different story. ATI may be leading the game at the moment, but unless they do something incredible with their 6k series, nVidia's Fermi revision will most probably overtake and rape.
