because most of that "empty" land is either useless for living or used up by farmland
the population is condensed into cities and if you want a house anywhere near the city and not in some shitty suburb, it's gonna cost a fuckload
I don't know about you guys but I don't think I could stand living in some shitty suburb 25km from the city.

A good amount of Australia is desert and uninhabitable, just putting it out there
